To ensure every guest has a wonderful experience, please review the following policies before booking.
We are honored you’re considering a stay with us. Our goal is to provide a peaceful, family-friendly retreat where guests can truly rest and reconnect.
Reservation Requirements
All reservations require the following prior to check-in:
- Electronic signature of our Rental Agreement
- Identity verification for the primary guest through our secure verification partner
- Temporary $500 Security Deposit Authorization Hold
- Compliance with all House Rules
Reservations are not considered check-in ready until these requirements have been completed.
Security Deposit Authorization Hold
To protect our home while keeping the booking process simple, we use a temporary $500 Security Deposit Authorization Hold.
What is an authorization hold?
An authorization hold is not a charge.
It temporarily reserves up to $500 on your payment method before arrival.
If no damage or policy violations occur, the authorization is released after your stay.
Depending on your bank or credit card issuer, the pending authorization may take several business days to disappear from your account after release.
The authorization may only be applied toward:
- Property damage
- Missing items
- Excessive cleaning
- Unauthorized guests
- Smoking
- Parties or events
- Violations of the Rental Agreement
Occupancy Policy
Our neighborhood HOA has a standard occupancy limit of 6 guests.
Because Waves of Grace was created with foster, adoptive, and special needs families in mind, we are often able to accommodate additional dependent children with advance approval.
If your family exceeds six guests, please contact us before booking.
Additional cleaning fees may apply for larger families.
House Rules
To protect our home and neighbors:
- No parties or events
- No smoking or vaping
- No pets (service animals welcome as required by law)
- Quiet hours: 10 PM–7 AM
- Only registered guests may stay overnight
- Exterior security cameras monitor entry points
Pool Safety
Children must be supervised at all times.
Guests use the pool at their own risk.
Please respect all posted pool rules.

Check-In: 4:00 PM
Check-Out: 10:00 AM
Early check-in or late checkout may be available for an additional fee when scheduling allows.
Cancellation Policy
Reservations are subject to the following cancellation policy:
- 100% refund when cancelled more than 31 days before arrival.
- 50% refund when cancelled more than 15 days before arrival.
- No refund for cancellations within 15 days of arrival.
- A 24-hour grace period applies for new bookings when arrival is at least 15 days away.
We strongly recommend purchasing travel insurance to protect your vacation investment.
Frequently Asked Questions
Why do you require identity verification?
Identity verification helps protect our guests, neighbors, and home while reducing fraud and is a requirement by the local jurisdiction.
Why is there a security deposit?
Most guests never have any deductions from their authorization hold.
The authorization simply provides protection in the rare event of damage or major policy violations.
Is the security deposit charged?
No.
It is a temporary authorization hold, not a completed charge, unless deductions become necessary under the Rental Agreement.
Where can I read the full Rental Agreement?
You will receive the complete Rental Agreement electronically before check-in. By booking with Waves of Grace, you agree to review and sign the agreement prior to arrival.
